Maximize your Warehouse's efficiency
You give us the details on your company
and warehouse, including price, date
range, services, square footage, and how
we can pay you.
You will be notified when a tenant wants to book space in your warehouse. We will spell out all the details of the engagement.
Contact info is exchanged between
you and the tenant so they can
arrange move-in. If you're partnering
with Warehouse Exchange, we
manage all aspects of the tenant!
Tenants come in searching for
space and we match you based on
our algorithm.
When you say yes to a new tenant, you
immediately receive your security
deposit and a portion of first month's
rent. We make this happen by using
standardized lease agreements and
Stripe payment processing.
At any point in a year do you have warehouse space that goes unused? Many warehouse professionals are taught that seasonal vacancy is a fact of life. Warehouse Exchange can help you fill this space for 3-6 months and then get it back in time for your high usage period.
People who look for smaller, short-term space often frustrated by the lack of availability. We see that these tenants are willing to pay as much as 50% over market rate for the benefits of a small footprint and flexible terms.
Bringing on-demand tenants into a 3PL environment may seem daunting. Warehouse Exchange offers a program where we do all the work and partner on the revenue. Click here to learn more.
When you approve a tenant engagement on Warehouse Exchange our system immediately generates payment for your security deposit and 50% of the first month's rent. Each month when the rent is due, payment appears in your bank account. We even provide rent insurance!
The Keys to Success on the Warehouse Exchange Platform
Buyers want to get a real sense of what it is like to stand in your warehouse. The photos you post on your facility page(s) can make or break the listing. Take the photo with a landscape perspective. (he phone is sideways) Make sure the light is good and that you’re showing a big vision for the space. If you can show other tenants in your warehouse that’s nice as well. We all have video cameras on our phones. It’s easy to walk the floor and pan from side to side creating a 30 second video that is impressive and very helpful. There are video services that can help.
The average Warehouse Exchange user wants 3,000 SF for 11 months. Many people want space for 3 months or 6 months. The more flexible you are the higher price you can ask, and the greater volume of possible tenants will be interested in your ad. Our system is configured so that you provide two important numbers: The total space available and the minimum space you’re willing to sell. If the total space is large and the minimum space you will consider is low, you’re setting yourself up to capture the numerous little tenants as well as the big fish who wants to take all your space.
When someone is shopping for space there’s an urgency need. Make sure that our notification emails don’t go get caught up in your spam filter. If you leave a tenant waiting too long they may cancel the request and move on to someone else.
